Your listing, your money
Will my listing move to your profile?
No. It stays on your account. You keep full control and access, and every payout goes straight to you.
Why do some co-hosts show more reviews than you?
Many take over listings and move them to their own profile, so the reviews count toward them. If you leave, you can lose those reviews. I don't do takeovers, so your reviews stay yours.
Can I leave anytime?
Yes. No long-term lock-in. Your listing, reviews and bookings stay with you. I do ask for 6 to 12 months to fully optimize.
Do you mark up cleaning or repairs?
No markups on cleaning, pool, gardener or handyman. You can pay them directly.
How I work
How do guests reach you?
By Airbnb message, text or phone. Guests and Airbnb have a 24/7 emergency line.
Will I get an answering service?
No. This is a boutique service. You get me. Feel free to test how fast I reply.
Can you work with my current cleaners?
Yes, as long as the work stays good. If it slips, I'll find a replacement.
Do you manage pricing?
Daily or more often, adjusting for seasons, holidays, local events and weekends.

Do you work with first-time hosts?
Yes. Send photos, home details and your STR license number if your city needs one. I'll build the listing, set up cleaning and get you launched.
Can you improve an existing listing?
Yes. New listings and optimizing existing ones.
Which areas do you cover?
Nationwide. Current homes include Venice, Los Angeles, Yucca Valley, Pioneertown, Joshua Tree, San Diego and Lansing, Michigan.
Can I talk to current clients?
Yes. I'll connect you with references by phone.
